When an application qualifies for Zero Deposit, you’ll need to ensure that Zero Deposit is properly added to the lease during the approval process. This is done through your lease package settings and confirmed when creating the lease offer.
Follow the steps below to make sure Zero Deposit is enabled correctly.
Before You Begin: Confirm Your Lease Package
Zero Deposit must be enabled within a lease package before it can be added to an application.
- Make sure you have a lease package created with Zero Deposit enabled

If Zero Deposit is not enabled in the lease package, it cannot be applied to the lease.
Step 1: Approve the Application Using a Zero Deposit Lease Package
- Navigate to the application you want to approve.
- Begin the application approval process.
- When prompted, create the lease offer.
- A lease review window will appear.
- At the top of the window, select the lease package that has Zero Deposit enabled.
- By default, no lease package is selected unless you’ve set one as your default in Lease Packages.
- Review and confirm all lease charges.
- You’ll see Zero Deposit listed as a line item in the lease offer when it’s applied correctly.
- Complete the lease offer and send it to the applicant (new tenant).
This ensures the lease is created with Zero Deposit enabled.
Step 2: Create the Draft Lease
If Bi-Directional Sync is On (Propertyware, Rentvine, Rent Manager)
- Select New/Match Lease.
- If no lease exists, you’ll create a new lease.
- Review and complete all details for the lease.
If Bi-Directional is not available
- Create the lease in your Property Management System.
- Once lease is created, go to the application and click New/Match Lease.
- Locate the matching lease.
Step 3: Confirm Zero Deposit Is Linked Correctly
You can confirm Zero Deposit leases directly from the Applicants Board:
- Go to your Applicants Board.
- Locate the application you want to review.
- Click the three vertical dots (More menu) on the far right.
- Select Application Linking.
On the right-hand side, you’ll see:
- All Zero Deposit leases
- Any approved applications without Zero Deposit enabled
- Leases without applications attached
Helpful Filters
- Zero Deposit Applications Only: Identify approved applications missing a linked Zero Deposit lease
- View applications without leases or leases without applications
⚠️ Important:
The Zero Deposit policy will not be enabled unless the application is linked to the lease through the lease package.
