Navigating and Understanding Completed Screenings

Learn how to read and understand completed screenings

While your team should monitor applications in the All Applications Incomplete and Partially Completed statuses, Pending Screening will be the status where they will start to interact with the applications and information presented by the applicant(s). In this article, we will cover how to navigate completed Household and Individual applications.


How to Navigate a Completed Application

To view a completed application in the Pending Screening status, click the opposing arrows.

Before you get any applications, this board will be blank. As new applications are added, their corresponding statuses will also appear.

This will open the Household view, where an overview for the all the applicants within one household will be displayed.

Application at a Glance

At the top of the page, just under the Household banner, there will be the Application at a Glance section. In this section, you’ll find:

  • The Preferred Application Location
  • Desired Move-In Date
  • Household Members, with callouts on Adults, Minors, and Guarantors
  • Any Vehicles and Pets reported by the applicant (or if enabled, reported by PetScreening)
  • Zero Deposit estimate (if enabled)

Other Apps for this Location

To the right of this section, there will be a drop-down section that will allow the team to view other applications for the application location. The dropdown menu will show all other started and completed applications for that location.

For Share, Print, and Download options, you can select different parts of the application to include.

Approval Center

The section under these will be the Approval Center. In this section, Aptly will call out screening rules that are incomplete or are important to view/ review.

The application will be broken down into Applicants, Minors, Vehicles, and Animals.

What Information is on the Completed Applicant Page?

The primary applicant will be noted using a crown; this means that they were the applicant to start the application and can invite any other members to the household. If an Applicant has added a co-signer or guarantor, those individuals will be noted using a green dollar sign.

To dive deeper into each household Applicant, click on the applicant’s name.

Similar to the household, the applicant page will provide an Applicant at a Glance section that includes:

  • Application Status and when the application was completed.
  • Toured: If/When the applicant toured.
  • Last Login date and time
  • Their paid application fee

The same icons to share, print, and perform other actions with the application will be available at the top of the page.

In this section, you will find the Applicant’s Individual Credit results, Reported Gross Income, Verified Net Income (if they completed Bank Verification), Criminal, and Eviction. The Credit, Criminal, and Eviction sections will show as Pending until Screening is run.

Applicant Quality Score

If set up, you’ll find the individual applicant quality score.

Personal Info

Contact information, Date of Birth, Social Security Number, Emergency Contact information, and more can be found in this section. You’ll also find their identity report linked.

Housing History

Each address will appear as its own section that includes the address, dates of occupation, past rent, and the landlord contact information.

Additional Questions

Any PMC specific questions asked in the application will be displayed here.

Work History

A summary from Income Verification can be found under Work History along with applicant reported employment history.

Section 8 (if enabled)

If this is enabled in your Organization settings to collect Section 8 information, all of the details will show here.

Criminal and Eviction History

If any criminal or eviction history is found, details will be posted here.

Verification Files

Any applicant submitted files can be found here. You can also manually upload any documents. If enabled, this is where you’ll run doc fraud screening.


How to Read a Completed Application

Combined Applicant Summary

In this convenient top section of the completed application, Aptly will pull together the complete details of the screening that was completed on all the applicant(s).

If you require certain Income-to-Rent Ratios (Gross or Net) or a minimum Credit Grade, these will be displayed prominently in the Approval Center. Aptly will display the required amount (1x Rent, C Minimum) and also bring in the information for the household to let you know if the Reported Gross Income or Verified Connected Net income misses, meets, or exceeds your requirements.

Identity
Any issues with the ID verification will be displayed in this section, though not all are issues (the most common flag in this section will be the address on the ID not matching the current address of the applicant).
Employment
All current revenue streams will be compiled to show the gross monthly stated income of the applicants. If your organization has elected to only complete screening on those who connect to the Verifast Bank connect, the verified income pulled from the report will populate for all parties here.
Credit
The credit score shown will be an average of the total applicants for the property; if there is only one applicant, then it will reflect their credit score.
Income
All current revenue streams will be compiled to show the gross monthly stated income of the applicants. If your organization has elected to only complete screening on those who connect to the Verifast Bank connect, the verified income pulled from the report will populate for all parties here.

If your company does not utilize credit, criminal, and/or eviction history, these will not appear on the report.
