This article walks through how to enable and manage listing syndication to Zillow.
Accessing Syndication Settings

To get started:
- Go to Locations
- Select Listings
- Under Listings Options, click Syndication
This will open your syndication settings window.
Step 1: Enable Syndication

Toggle on Enable Syndication.
Once enabled, you’ll see several required settings. These apply to all syndication sources (not just Zillow) and must be completed before listings can be published.
Step 2: Configure Required Settings
Lead Notifications

We recommend selecting Specified Contact Info, as this is the most reliable option.
You’ll need to enter:
- Name
- Phone number
This contact information will also be shared with syndication sites like Zillow.
Feed Options

If you’re using Aptly screening:
- You can choose to include or exclude the screening link in your feed.
Select the option that best fits your workflow.
Lead Routing

This setting applies to webhooks (available for Zillow and other partners).
- If you only have one renter leads board, select:
- All Locations
- Your renter leads board
If you use multiple boards, configure routing as needed.
Step 3: Enable Zillow Syndication

Toggle on Auto-Syndicate to Zillow.
This adds your account to the Zillow syndication feed.
Next step:
Reach out to your account manager. We will:
- Contact Zillow at rentalfeeds@zillow.com on your behalf
- Request that they begin pulling your listings from Aptly
Important Notes
Only One Feed at a Time
Zillow can only pull listings from one feed source.
If you enable Aptly:
- Make sure any previous syndication source is turned off
Supported Property Types
- Only single-family homes are supported
- Apartments will appear as a community, not individual listings
Required Listing Information
To successfully syndicate to Zillow, each listing must include:
Company Settings
- Company city and state
- Found under Settings → Company Info & Team
Unit Details
- Unit number
- Full address (street, city, state, zip)
- State must be in valid format (e.g., CA, not California)
Syndication Settings
- Contact name
- Contact email
- Contact phone number
Listing Details
- Marketing description
- Rent amount (market rent)
- Bedrooms, bathrooms, and half bathrooms
- Building type
- Rental category
Step 4: Syndicate Individual Listings
Each listing must be manually enabled for syndication.

- Published button toggled on the Listing
- Building Type field must be set in the Listing and match the Unit
- Available building Types: • Condo • house • townhouse • divided • medium • large • community
- Syndication flag is checked
The listing will then be added to your syndication feed
Timing & Updates
- Syndication is not instant
- Feeds update a few times per day
- Changes may take several hours to appear on Zillow
However:
- Updates will reflect immediately in your listing widgets within Aptly
Where Listings Appear
Once the syndication of your listings is complete, they will be readily visible on Zillow, Trulia, and HotPads to anyone searching for properties in your area. Additionally, you will enjoy the convenience of managing all of your listings in a single location, allowing you to make any updates and changes in Aptly.
Frequently Asked Questions
- How often will my Listings update on Zillow?
Several times a day.
You can manually update any and all listings by clicking on the refresh icon on the Listings page (for all listings), the refresh icon on the individual listing, or by clicking Regenerate Feed in Syndication Settings. This updates the feed only. Zillow will only be updated several times a day.
- How do I update the notification settings for lead emails?
In the syndication settings, you can select who gets notified from Zillow.

- Why are my Listings showing under a Building?
If the Unit Type is set to Apartment, your listing will show under a Building due to this unit type being a special field in the data set. If you would like to have your Listing outside of a Building, update the Unit Type to Condo.
- Can I post my feed to any other listing sites?
Yes, you can! Share the feed URL with the listing site. It will not update as frequently as Zillow.
