Viewing and Managing Your Zero Deposit Leases

Link your approved zero deposit applications to a lease

This article walks through how to view a list of your current Zero Deposit leases, confirm coverage details, and link any missing leases to ensure Zero Deposit policies are properly applied.

💡

A Zero Deposit policy is only created if the application is linked to an active and integrated Lease.


How to View Your Zero Deposit Leases

  1. Navigate to the Applicants Board.
  1. On the far right of the board, click the three vertical dots (More menu).
  1. Select Application Linking.
    1. You’ll see three sections:

      • Approved Apps Without Leases
      • Leases Without Apps
      • Zero Deposit Leases
  1. Click Zero Deposit Leases to view a full list of leases with Zero Deposit enabled.

Filter and Review Zero Deposit Details

Within the Zero Deposit Leases view, you can:

  • Select a date range
  • Filter by location

For each Zero Deposit lease, you can review:

  • Monthly Zero Deposit fee
  • Rent coverage amount
  • Rate coverage
  • Total program coverage

You can click on any lease to open and view it at any time.


If a Zero Deposit Lease Is Missing

If you don’t see an expected lease in the Zero Deposit Leases list, it may not be linked correctly.

Step 1: Check Approved Apps Without Leases

  1. In Application Linking, click Approved Apps Without Leases.
  1. Toggle on Zero Deposit applications only.

This will show applications that:

  • Qualified for Zero Deposit
  • Were approved
  • Do not yet have a lease linked

Linking an Application to a Lease

  1. Select the application you want to link.
  1. Navigate to the Approval Center.
  1. Click New Match Lease.
    1. Notion image
  1. From here, you can:
    1. Notion image
      • View the lease, or
      • Match the application to the correct lease

Once matched, the application and lease are connected.

If no lease exists

You can create the lease from the application. This works only if bi-directional sync is enabled for Propertyware, Rentvine, or Rent Manager.


Why This Matters

Zero Deposit coverage is only active when the application is linked to the lease.

Linking the two ensures:

  • The Zero Deposit policy is applied
  • The lease is properly covered under the program
